What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, an appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they mark the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total square footage and the overall layout of the house. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a floorplan service?

Real estate taxes

Property tax records frequently reflect incorrect area of a property because the values can come from various sources, and occasionally go unproven — meaning you may be taxed for more square footage than you have! Unless an appraiser has recently executed a valuation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a listing

A home floorplan service can secure fair market value for your house. Area is one of the biggest factors potential buyers examine when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a recent appraisal or measurement service completed by a certified appraiser (after any updating that might have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that correctly reflects market value, we advise requesting a home measurement of the property. Clients, and especially potential buyers, will appreciate your attentiveness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tactic to attract potential buyers since they can view the layout and attributes of the house before and after touring.
